General Rental Criteria

Application Requirements
- A completed, signed rental application is required for each adult (18+) occupant.
- A valid government-issued photo ID (driver’s license, state ID, or passport) is required to verify identity.
- An application screening fee of $60 will be charged per applicant.

Income & Employment Verification
- Gross monthly household income should typically be at least 3 times the monthly rent.
- Acceptable proof of income includes recent pay stubs, tax returns, bank statements, or official benefit statements. Self employed applicants must provide two years tax returns for verification.
- We verify employment directly with the source (written or verbal).

Credit History
- A credit report is obtained.
- We review overall creditworthiness, including timely payments, outstanding debts, and derogatory items.
- Applicants with limited verifiable income may be considered with a qualified guarantor for lack of income only, not for a lack of credit.

Rental History - Home Ownership History
- Prior rental history is verified through previous landlords or property managers. Lack of verifiable rental history or ownership may be grounds for denial.
- We look for timely rent payments, lease compliance, and proper notice given at move-out.
- Evictions or significant lease violations within the last 7 years may result in denial.

Background Checks
- A criminal background check may be conducted in compliance with state and local laws.
- We evaluate only convictions that are legally permissible to consider under California’s Fair Chance Act and local ordinances.
- Arrest records not resulting in conviction, sealed records, or expunged cases are not considered.

Occupancy Standards
- We follow California’s generally accepted standard of two persons per bedroom plus one additional occupant(unless local codes specify otherwise).
- Additional considerations for infants and small children are applied per HUD guidelines.

Pets
- Pet policies vary by property; check the individual property. Any permitted pet must comply with local ordinances and property rules.

Source of Income
- We accept all lawful & verifiable sources of income, including housing subsidies such as Section 8 (Housing Choice Vouchers).
